Real estate projects, as they have been traditionally managed, suffer from the confrontation of interests between the main parties involved: developer/investor, designer and builder, which usually leads to cost overruns, delays in deadlines and/or reduction in the scope/quality of the project.

Instead, we focus on maximixing the value to be delivered to our clients, in a way that their success means all stakeholders succeed. We call it COLLABORATIVE PROJECT MANAGEMENT, also known as Integrated Project Delivery (IPD) or Lean Project Delivery System (LPDS).

We study in detail the priorities and requirements of each client and project, to establish a strategy that allows the agreed objectives to be achieved, including the typology and optimal conditions of the contracts that must bind the key collaborators, in addition to the tools and methodologies that improve their suitability. From there, we are responsible for fostering and maintaining the trust and collaboration necessary to bring the project to a successful conclusion.

We apply principles like Value Maximization, Removing Waste, Continous Improvement and tools like Target Value Design, Last Planner System, Choosing by Advantages or A3 reports, that help us improve the project results.

We coordinate the information so that it is available and synchronized, using a Common Data Environment and the BIM model as an information base. We manage data so that it is useful and serves for analysis of progress and decision making.

From the preliminary stages, we assess the different construction solutions available that help achieve the project objectives, taking into account the advantages they may have in cost, quality, sustainability and/or deadlines.

PRE-CONSTRUCTION

We develop complete business plans, adjusted to the realities of each product, market and operating model or Technical and/or Commercial Due Diligence, which complete our clients’ internal reports. We study potential operators based on needs. We develop the project management strategy, structuring financing when required. We pilot the selection processes of the necessary collaborators, jointly developing the Validation of the Business Plan, and then managing the development of the design with clear objectives shared by all, contrasting their achievement as we progress (Target Value Design) to correct possible deviations long before starting work.

CONSTRUCTION

We coordinate all collaborators during the development of the works, using collaborative planning (Last Planner System) to optimize deadlines and work management. We carry out economic monitoring, including open book management or as part of IPD contracts, in which we coordinate the awarding of purchases and subcontracts in a collective manner with the project team. We establish information flows and tools (Common Data Environment, BIM model) for the perfect coordination of the entire team, avoiding bottlenecks and losses of key data. We take advantage of available technologies to monitor and make project progress visible, facilitating analysis and decision-making.

OPERATIONS

Most projects require not only the correct delivery and start-up of facilities and equipment, but also an adequate handover to the team that will be responsible for the operations. We ensure that this occurs quickly and smoothly, so that the investment begins to generate the expected return as soon as possible. Likewise, we follow up on incidents that may have occurred during the delivery of the project and coordinate their resolution.
