For this hotel project, our client has trusted us from the initial phases, to develop the Technical Due Diligence and Project Management services in the Pre-Construction and Construction Phases.
The project has been developed entirely collaboratively through an IPD contract, having selected the designer and construction company from the beginning to develop the Validation Report of the client’s Business Plan and subsequently jointly develop the project design, also adding the MEP companies selected for the process.
From the beginning, three indicators have been established that reflect the client’s priority values and requirements: cost objectives, deadlines and sustainable performance (for which the DGNB System standard, the most demanding on the market, has been used, adding BREEAM as well). The distribution of benefits and penalties in relation to the achievement of these objectives has been agreed with the entire project team (Developer, Designer, Builder, Installers), so that the interests of all of them are completely aligned.
In the development of all phases, Lean Construction principles and tools are being applied to maximize the value provided to the client, such as Target Value Design, focusing technical development on achieving the agreed objectives, or Last Planner System, facilitating the work flow during both design and construction, to maximize efficiency of resources.
